CONCEPT. PARK QUARTER

          The industrial zone of the city center is being transformed into an integrated greenery-filled sustainable quarter - a unique comfortable friendly space for private and public life focused on its residents and their future. The project comprises the following:

• reconstruction of industrial and office buildings with partial use of existing structures:

- arrangement of underground parking;

- accommodation of service facilities on the first floors of buildings;

- replacement of the existing sports center with the modernized one;

- renovation of preserved buildings with accommodation of offices on the first floors and residential units with a flexible layout on the upper floors, adding of the residential roof floor;

• use of the existing infrastructure elements - underground parking lots, existing underground floors for parking lots and partial use of traffic lanes and existing pedestrian connections;
• construction of new residential buildings and residential groups raised above the green hills-platforms:

- within the platforms, there are child centers, a social center and a senior center, service and shopping facilities within walking distance;

-  on the accessible roofs of the platforms, there are comfortable green yards partially overlapped by the apartment blocks located on supports protecting the yards from the weather change;

- design of the apartment blocks provides various and easily changeable layout of the accommodations which are able to transform with changing layout requirements;

- residential roof floors are made with panoramic glazed ends; within the roof floors, there are winter gardens for common use;

• gradation of private space in relation to the public one, with greenery at all levels:

- private apartment with the terrace - winter garden;

- winter garden on roof floor for the residents of the section;

- green yard of the residential group on the cover of the hill-platform with mini-

gardens for common use by residents of the quarter;

- service facilities and child centers with private yards-gardens with open roofs above them within the quarter;

- social center and sports center, senior center, boulevard and square for the residents of the whole district;

• reconstruction of classic concepts:

- pedestrian street-boulevard oriented towards the cult center,

- square, mini-park, residential group with the yard

 spatially linking different social functions which facilitate communication of residents: recreation areas, public service areas and residential buildings;

• creation of a system of gardens in the structure of the district, with mini-parks and green recreations as well as water elements: fountains, a pond with a stream and green public spaces - an environment for comprehensive development, family recreation and communication of residents;
• creation of a dynamic memorable built environment which can be seen both from the outside - from different points of the city, and from the inside - with a recognizable house style, emphasis on nodal points, with greenery and gardens everywhere - at the ground level, on terraces and behind the transparent luminous stained-glass windows of roof floors.
